Yes, we are! We are neither owned by nor have any relation with any other estate agent. Nor is there any outside controller or similar. We value our independence and we intend to preserve it by bringing innovative and cost-effective solutions to the market and by offering top-class service. Similarly, we’ll never ask you to do anything that compromises your independence or your professional requirements. We believe in the highest standard of ethics.
We are estate agents. We operate within the relevant legislation, mainly the Estate Agents Act 1979, and the relevant advertising protocols. We are registered with HMRC (which assumed responsibility for estate agents on the demise of the OFT). We act in the best interests of our clients and we treat everyone honestly and fairly, with transparency and integrity. We aren’t Solicitors, accountants, surveyors, or mortgage advisers. We offer a professional service to reputable businesses authorised under the Legal Services Act.
No, it isn’t. We don’t refer work to you within Chapter 9 of the SRA Code of Conduct. Instead, you are recommending that your client should use our services, within Chapter 6. We believe that this is in your clients' best interests because our fees are highly competitive, our service is highly ethical in that it does not compromise your independence – you remain in full control throughout, we do not give any financial inducement, and we provide you with sufficient information to enable you and your client to make an informed decision on instructing us. Further, we don’t impose any tie, and you retain total freedom to recommend any particular business.
No. We are the estate agent. That means that the SRA’s Property Selling Rules 2011 do not apply to you, as you are not supplying ‘property selling services’ as defined by those Rules. Of course, the other general obligations of the SRA rules continue to apply, as with any other client engagement.
We only act for reputable businesses authorised under the Legal Services Act. We have low overheads so we can pass on the cost savings to our clients. We maintain high ethical standards, so you can be sure that our service is second to none.
